Definition:

Absorption rate measures how quickly available apartment units are leased within a property or market over a specific period of time. In multifamily, it is commonly used to evaluate the pace at which available inventory is being absorbed by renter demand. Teams may look at absorption during a lease-up to track how quickly a new community is filling units or at the broader market level to understand how demand is keeping pace with available apartment supply.

Why it matters:

Absorption rate gives multifamily teams a clearer picture of leasing momentum beyond occupancy alone. A community may still have significant availability, but a strong rate of absorption can indicate that units are leasing at a healthy pace. Slower absorption may signal that available inventory is taking longer to lease and could prompt teams to evaluate pricing, concessions, marketing efforts, or competitive conditions. This is especially valuable during lease-up, when teams need to understand whether the property is filling units quickly enough to progress toward stabilization. When reviewed alongside exposure rate, pre-leasing, and occupancy, absorption rate helps teams understand both current availability and how quickly that inventory is changing.
